Summary:
Under limited supervision, manages and administers multiple simultaneous construction projects and delivery of new residential and/or commercial facilities and/or alterations/modifications to existing facilities, to include contract preparation, on-site coordination, quality control, and all aspects of contract management.
Duties and Responsibilities:
- Participates in the planning and formulation of design alternatives and solutions for major construction projects; provides conceptual estimates, feasibility studies, and cost estimates, and may coordinate the production of basic design plans and construction documents.
- Develops and administers project budgets and fiscal controls, contracts, and quality control provisions; performs project cost estimating and value engineering, as appropriate.
- Oversees all aspects of the day-to-day management of construction projects; monitors and coordinates work performed by architectural, engineering, and construction firms, as well as institutional, state, and local entities.
- Reviews and interprets proposed designs, architectural drawings, and building specifications for appropriateness to required function and/or institutional standard, and initiates revisions where appropriate; advises consultants and clients as to how best to achieve required results.
- Ensures that project operations are in compliance with design specifications and with university, state, and federal policies and regulations.
- Establishes performance and delivery criteria, ensuring that client and institutional requirements are being met; prepares project specifications, and coordinates procurement, as appropriate.
- Authorizes the issuance of contracts, purchase orders, and change orders, and approves contractor invoices for payment.
- Directs work sequencing to expedite project delivery and to minimize disruption of ongoing institutional operations.
- Inspects, approves, and accepts completed projects for the institution, ensuring conformance with institutional standards, building and life safety codes, and architectural/engineering specifications.
- Represents the institution in business with customers, consultants, contractors, and other public and/or private agencies and organizations.
- Researches and prepares various reports pertaining to operations, equipment, policies, procedures, and/or other issues, as appropriate.
- Performs miscellaneous job-related duties as assigned.
Minimum Job Requirements:
Preferred associate's degree in Construction Management with at least 5 years experience directly related to the duties and responsibilities specified. However, will entertain qualified, able candidate with exceptional project management experience possessing solid ability.
Bachelor's degree in a related technical or engineering discipline with at least 5 years experience directly related to the duties and responsibilities specified.
Knowledge, Skills, and Abilities Required:
- Ability to communicate effectively, both orally and in writing.
- Knowledge of architectural design and planning principles and procedures.
- Ability to develop and present building estimates and feasibility studies.
- Ability to read schematics and blueprints and/or technical manuals.
- Technical knowledge of building components and their function.
- Knowledge of building components life cycle values and maintenance requirements.
- Skills in workflow analysis and management.
- Knowledge of contract documents and specifications.
- Records maintenance skills.
- Ability to gather data, compile information, and prepare reports.
- Strong interpersonal and communication skills and the ability to work effectively with a wide range of constituencies in a diverse community.
- Ability to provide technical guidance and/or supervision to architects, structural engineers, and independent building contractors.
- Ability to negotiate and manage contractual arrangements.
- Knowledge of the operating practices of construction, architectural, and building firms.
- Ability to foster a cooperative business environment.
- Skill in organizing resources and establishing priorities.
- Knowledge of federal, state, and local building codes, ordinances, and regulations.
- Knowledge of procurement rules and regulations.
- Ability to make complex operating, administrative, and procedural decisions.
- Ability to develop and deliver presentations.
- Ability to assess contract compliance and product/service quality.
- Knowledge of budgeting cost estimating, and fiscal management principles and procedures.
- Ability to perform site inspections and/or approve installations.
- Skill in the use of computers, specifically in a PC, Windows-based operating environment.
Compensation:

- Company documentation will be generated from a set of masters prepared in Chief Architect.
Minimum Job Requirements:
Design Drafting Manager will have at least 2 years experience directly related to the duties and responsibilities specified. However, will entertain hiring the right college graduate.

Lakehome Specialist
Successful Lakehome Specialist at BlueStone must have the ability to listen, relate, discover and formulate solutions from complex scenarios for our customers on projects $500,000 on up. They must have working knowledge of environmental rules related to lakehome construction. They understand that success hinges on building strong, long-term relationships with their highly educated affluent customers. They must be able to guide sales process to successful conclusion. They will have solid construction and/or real-estate background. Previous sales experience in lakehome industry can be beneficial, but it is not a must for the right person.
KEY AREAS OF RESPONSIBILITY:
Lakehome Specialist will guide buyers through process in an efficient manner from initial phone call through closing. They will become completely familiar with BlueStone’s construction agreement and be able to relay intimately any and all details written therein. They will manage relationship after the sale. They will be honest and deal with absolute integrity with customers, other sales associates and management. Lakehome Specialists will maintain a prospect list and follow up on leads via telephone or email. They are expected to promote themselves via advertising and trade shows in addition to BlueStone advertising. They will host pre-design meeting and be present with customer as company liaison throughout entire process. They will be the first and last contact our customer will make when questions come up or problems arise at any stage during their relationship with BlueStone. They must be as comfortable talking with our customers over the phone as they are face to face. They must possess the intangible ability to inspire, build confidence and generate trust in a manner that doesn’t impede sales closure.
PROFESSIONAL QUALIFICATIONS:
- Bachelor’s Degree in Business or related field or equivalent related experience preferred.
- 3+ years experience in sales, customer service or related area.
- A current real estate agent license is a plus.
- Proven track record of performance in building strong, customer-focused relationships and/or customer service.
- Must be able to work independently to cultivate customer appointments and schedule tours.
- Goal oriented getting results by helping customers achieve their dream of owning a one-of-a-kind lakehome.
- Familiar with new construction process, terms and techniques.
- Intimate knowledge of lakeshore environmental rules and regulations.
- Working knowledge with mid to high end material selection trends for log, timber frame, rustic and traditional construction styles.
- Ability to turn customer over to design department and facilitate process effectively through company design and construction process.
- Strong verbal and written communication skills.
- Strong interpersonal skills with focus on building relationships and teamwork.
- Current valid driver’s license and vehicle in good working condition.
- Working knowledge to computers required. Knowledge of sales management software strongly desired.
